Comprehensive analysis of property listings across Switzerland
Methodology
This analysis is based on real estate buy listings aggregated from various Swiss property portals. The data pipeline extracts, cleans, and aggregates raw listing data into statistical summaries.
Data Source
All data comes from publicly available property listings aggregated across major Swiss real estate portals. The database contains over 870,000 raw buy listings, deduplicated to 380,000+ unique properties with 50+ fields including price, area, rooms, geolocation, canton, property type, and listing dates across all 26 Swiss cantons.
Data Processing
- Property types are grouped from 50+ subtypes into 7 categories
- Canton is extracted from targeting metadata (99.97% coverage)
- Outliers are filtered: price/m² below CHF 500 or above CHF 100,000
- Cross-portal duplicates are removed by matching location, price, area, and rooms (re-listings after 90+ days are kept separately)
- Postal codes with fewer than 5 listings are excluded
- Time series data starts from 2021 with quarterly aggregation
Limitations
- Listing prices may differ from actual transaction prices
- Rural areas may have fewer listings, making statistics less reliable
- Historical data availability varies by region and time period
- Price per m² is only calculated for apartments, houses, multi-family, and commercial properties
